The buildings are three story, wood frame structures with stucco and optional brick veneer exteriors, wood or stucco trims and concrete tile roofs. Each unit has a private porch or deck, and a first floor, two-car garage.
A common area landscaping garden walk is located in the front, and along the sides of each building, creating a lush paseo that separates the pedestrians from the vehicular traffic. The residences can follow the walkways to the formal front entry of their home, or to the large common park open space, and to Penitencia Light Rail Station directly in front of the development.
Recreation facilities planned with the project include a 15,000 square foot park, plus a tot lot, barbeque and picnic areas, benches, and a large passive open turf area.

Challenges:
The City of San Jose had a vision of a high-density podium, mixed use development close to three times the density range we proposed for the site. Given the nature and existing density, it was clear that although easier to approve through the City, the requested project was virtually infeasible based on market acceptance. With tenacious optimism, we were able to persuade the decision makers that our vision was the appropriate proposal for all stakeholders involved, and we were successful in obtaining unanimous support at every hearing throughout the process.
