Trumark Companies Sells San Jose Housing Site To Warmington Homes

January 12, 2005 -- San Jose, Calif. - Trumark Companies of Danville, a residential development firm, announced today the sale of 4.28 acres of land in San Jose to Warmington Homes and the planned development of 100 condominium/townhomes. The site is located at the corner of Hedding and 8th streets in San Jose. Terms of the sale were not disclosed.

Trumark Principal Mike Maples said that his company acquired the land from Norsca Associates and Simmons Stairways in September 2003. Trumark worked with the City of San Jose to rezone the property from industrial use to a planned residential district compliant with the city's plan for the Jackson-Taylor area of San Jose near Japantown. The residential site is adjacent to Bernal Park.

Chris Davenport, recently promoted vice president of land development at Trumark, led the entitlement process. Robert Martin of Grubb & Ellis and Brian Matteoni of CB Richard Ellis were the only brokers involved.

Mr. Maples said Trumark is seeking additional sites like the Norsca and Simmons' properties to convert to housing.

"Demand for reasonably-priced homes remains strong and there are dozens of properties in the Bay Area ripe for infill redevelopment, and we want to be part of this process and provide needed housing sites to homebuilders," said Mr. Maples. Trumark Companies has created infill housing in the Berryessa area of San Jose, in San Leandro, Hayward, Walnut Creek, Antioch, the San Francisco Peninsula and other Bay Area communities.

Trumark Cos. and its affiliate, Trumark Commercial, have participated in dozens of community fundraising events, including sponsorship of the annual Score For Kids golf tournament and benefit for Oakland's Children's Hospital and the Eden Youth and Family Center in Hayward. The company also built a sound wall in lieu of some of the development fees at a project in San Leandro, donated a large sum of money to the Walnut Creek School District and has also supported such charities as Habitat for Humanity and Young Life.

Trumark Companies LLC and its affiliate, Trumark Commercial LLC, are Danville, Calif.-based entities specializing in residential and commercial developments throughout the San Francisco Bay Area. Gregg Nelson and Mike Maples are principals of Trumark Companies, which was founded in 1994. Ron Winter, along with Messrs. Nelson and Maples, are principals of Trumark Commercial. Combined, the development companies have or are currently developing over $600 million worth of residential land and commercial real estate throughout the greater Bay Area.
