IRVINE, Calif. –How do you sell homes in a challenging economy? Just ask Trumark Homes. The single-family home builder recently announced that 33 of Wyeth Cove’s 39 new homes in Upland, Calif. have sold over a 17-month period. This equates to selling two homes a month, which is impressive in light of the depressed real estate market.
“The only new homes that are still for sale at Wyeth Cove are four production homes plus two fully furnished model homes,” said Michael Maples, principal and CEO of Trumark Homes. “Wyeth Cove is an example of Trumark’s successful strategy of building infill product surrounded by established neighborhoods near job centers.”
The new homes at Wyeth Cove feature traditional and cottage-style architecture situated along cul-de-sac streets that frame a private park. Each home offers a variety of high-end features such as granite countertops, oil-rub bronze hardware and ceramic tile flooring in the entryway.
According to Trumark’s homebuyer surveys, the number one reason people are purchasing a home in today’s market is because they hope to own brand new construction.
“With new construction, buyers are offered a 1-year limited warranty, energy efficient appliances and basically, brand new everything,” said Maples. “Some builders, including Trumark, are offering $10,000 assistance with closing costs or upgrades, which is not possible with a foreclosure or short sale.”
Upland, unlike most Inland Empire communities, is a very stable community with relatively few foreclosures, and even fewer new homes available. The City of Upland has fantastic schools and convenient freeway access, yet 90 percent of its houses were built before 1989. So a new home purchase in Upland is a limited opportunity.
