Irvine, Calif. –Trumark Homes has received approval from the City of Brea in California to build a community of 57 single-family homes. The 5.19-acre parcel of land in north Orange County is an infill site surrounded by residential areas consisting primarily of older housing stock, which made the project appealing to the city as well as Trumark.

“We’re pleased that the City of Brea supports our plan to take a site that has been vacant and unimproved for two years and transform it into a vibrant residential neighborhood,” said Jason Kliewer, partner and general counsel of Trumark Homes. “This new community will provide homes at an attainable price, increasing the variety of housing options available in Brea and improve the appearance of the surrounding neighborhood.”

Plans for the property located at 1000 Site Drive involve the architectural styles of Spanish, Tuscan and Cottage, with two-story, street-facing single-family detached homes with two-car garages, as well as detached courtyard homes with shared alleys that connect to garages. A variation of warm, blue green and brown colors will be used throughout the project, with walls consisting of stucco and stone veneer.

Floor plans will range between 1,498 and 1,939 square feet. Additional features include sidewalks and paseo pathways throughout the neighborhood, landscaping with large trees, open space with a children’s climbing area, game and picnic tables, shuffleboard, a small fitness course, a meditation labyrinth, benches and 27 parking spaces for guests.
The location is in a residential neighborhood of mostly single-family homes with the Tamarack Apartments located to the south and the Memory Garden Memorial Park on the west. The land was previously used as an oil tank storage facility, and is currently vacant.

In August of 2009, Trumark secured funding needed to entitle, acquire and build on the property. Trumark Homes anticipates that construction will get under way in the summer of 2011, with new homes coming on the market in early 2012.
