Roseta is a pedestrian oriented front porch neighborhood designed to separate vehicles and pedestrians. Front porches, the central park, and guest parking spaces, are safely and clearly connected by a landscaped walkway system. Vehicles access 2-car side-by-side garages from alleys located behind the homes. The front porch is comfortably elevated above the landscaped walking paths designed to accommodate both privacy and neighborly interaction. All paths lead to the central park which includes reading benches, an open lawn play area, and an outdoor gathering space with tables and barbeques, perfect for birthday parties.

Challenges:
The relatively small parcel size and overall site dimensions, combined with City street width design standards challenged site design efficiency. By compromising a fully detached home program, thus creating seven paired-homes (duets), City Staff verbalized their support and recommended moving toward Planning Commission and City Council approval hearings.
City Council Members voiced concern about the safety of homes and residents facing the Fremont Avenue curve. Through collaboration with City Staff, Council Members and Trumark, the solution erased concerns and the Light Industrial to Residential land use change was conceptually accepted.
