Sendera

The entry monument at Sendera establishes the sense of a distinctive neighborhood with strong architectural styling and complementary landscape features. The Bungalow design is expressed in the massing, detailing, and materials of these homes. The design also emphasizes a direct relationship between living space to the main loop street, while also making use of a motor court to minimize the appearance of garage doors from the street.

This site was an ideal infill project with proximity to urban infrastructure, transportation corridors and jobs. Existing streets and natural features contributed to a strong land-use plan and an enticing shape to the community.

Challenges:
This new neighborhood was formerly zoned for light industrial usage and located within an existing light-industrial business park; the property therefore required a General Plan Amendment and Zone change. The California Department of Fish and Game agreed to less than standard setbacks to Galindo Creek to provide for a trail connection to the adjacent Contra Costa Trail as approved by East Bay Regional Parks. The creek and trail access made the site highly desirable for a residential community. In addition, the tree-lined edge along the North end of the property was unchanged and residents also enjoy a direct view of the surrounding open space upon entry into the community.

Blending attached duet homes with townhomes and a limited number of detached homes created an appealing land-use plan that is pedestrian-friendly for residents.
