The Cottages neighborhood was designed to create a sense of a community with emphasis placed on the entrances to each dwelling. The use of gates, trellis arbors, and entry porches are unique features that stand out among facade elements. The use of different wood textures and Ledgestone materials enhances a village personality on the streetscape and provides a sense of richness at the pedestrian level. The dwelling units are diverse in size to provide a variety of housing needs from 1090 square feet to 2285 square feet.
The medium density residential uses associated with The Cottages provided a cohesive transition between the edge of the Downtown District and surrounding single family residential, institutional, office, and park land uses. In designing the site, Trumark pursued and incorporated many of the objectives identified by Planning Staff. The Cottages project was found to be consistent with many of the goals and policies included within Danville's General Plan.

Challenges:
The Cottages application included a request for a Planned Unit District (PUD) Rezoning, Development Plan Permit, and a Tentative Subdivision Map. The project included the consolidation of four parcels, each with different owners. To gain project support from one of the owners, 0.23 acres was required to establish a parking area to accommodate the adjacent Dentist offices' staff parking needs. Other neighboring land uses included a Church, and a large lot single family home which presented privacy issues.
