Opposite the 4.5-acre Mountain View Park, The Paseos, is a dynamic neighborhood design. With the home fronts organized into paseo clusters, the emphasis is on social interaction and not so much on vehicular presence; garages are rear loaded and take access off of internal alleys while public walks decorated by trees and other plants connect the semi-private patios, porches, and entries to each home.

The community consists of 70 homes featuring three plans with living areas of 1,563, 1,590, and 2,143 square feet. Each plan provides two options suited for various lifestyles. There's a 3 bedroom 2 ½ bath house arrangement, and a dual master suite option or 2 Bedroom 2 ½ bath home available for both of the smaller plans. The largest plan has a standard third floor designed with a 4th bedroom, a 3rd full bath, and media room. An available 3rd floor option includes a full-floor bonus room configuration. With conventional lot line configurations and the use of selected easements, each home has a private side yard in addition to their semi-private front patios. Where we have a side elevation conditions on the main street of the neighborhood both plans have an enhanced corner entry condition that positions the entry porch at the side of the home. Besides this enhancement to the street scene the neighborhood is characterized by a variety of styles.

Challenges:
The 8.4-acre Light-Industrial zoned property was located adjacent a light industrial serving arterial roadway, a railroad line, a truck storage lot, and two existing Low-Density neighborhoods; one within City Limits, and the other within County jurisdiction. Various competing agendas from neighborhood groups, City Decision-Makers, City Staff, Boards, Commissions and affordable housing activists required Trumark to implement a mediation style community outreach program. This mediation effort enabled City Officials to understand and prioritize these agendas, which then allowed Trumark to design a neighborhood and benefit package meeting the City's best interests.
