Vantage of Palo Alto
Vantage is a single-family community of attached condominiums created in a mixed-use Palo Alto neighborhood that includes businesses and single-family detached homes. To develop Vantage, Trumark closely followed the Palo Alto Comprehensive Plan, which encourages private enterprise to build medium-density residential communities within proximity to parks, schools, shopping and freeway access. Further, the city encourages the conversion of light-industrial sites to housing usage to help offset Palo Alto’s jobs/housing imbalance. Vantage is an assemblage of three under-utilized, light industrial land parcels that were developed in the 1960s. To gain development approval, numerous issues were overcome such as existing leases, occupancies and a history of hazardous material storage on portions of the 4.4 acres. At the city’s suggestion and because the proposed development was fully compliant with Palo Alto’s General Plan, a CEQA exemption was established by proving that no significant effects to traffic, noise, water and air quality would result from this development.
